Creating a pleasant and warm place to work was a key consideration throughout the design of the park and its buildings. Open-plan premium office spaces are flooded with natural light and soundproofed from the warehouse floor, whilst there are dedicated seating areas and walkways around the park which offer employees the chance to spend their breaks outside in the fresh air.

The buildings are constructed in line with St. Modwen’s Swan Standard guidelines to ensure the consistent development of quality, sustainable units, with all units being rated ‘Excellent’ by BREEAM, the certification body for sustainable construction, as well as holding EPC A ratings, helping businesses improve their energy efficiency.

Increasingly, sustainability credentials are proving to be a crucial element of what modern businesses are looking for when taking space. That’s why we’ve introduced features such as rainwater harvesting and intelligent LED lighting in our buildings, as well as supporting greener travel methods for employees through the installation of EV car chargers and cycle routes.

Community

Having previously been a victim of flooding, the community now benefits from flood compensation areas which have been added to the park. These areas hold excess surface water beneath the motorway to prevent local waterways from becoming overloaded, providing protection for the nearby buildings and beyond. Meanwhile, a new access road was developed to ensure that vehicles travelling to and from the park did not impact the nearby villages.

Gardiner Bros

Gardiner Bros started life at our Quedgeley West Park, they quickly grew to require further space, taking a second building. They showed no signs of slowing down and soon agreed to a 116,000 sq ft built-to-suit warehouse at St. Modwen Park Gloucester. Remarkably, as the construction process neared its conclusion it became clear that Gardiner Bros needed even more space, and took on one more building. All-in-all, Gardiner Bros now occupy four buildings with us, and it has been a pleasure to support their growth journey as the UK’s leading distributor or global footwear and workwear brands to the retail trade.

ProCook

Having been alongside ProCook throughout their journey, supplying them with two previous buildings to support their rapid growth, we were able to work closely with them to tailor aspects of their new 167,000sq ft sustainable space on the park, which allowed them to consolidate their operations under one roof. The building has become their new HQ and we supported this move by increasing the office space to 18%, creating space of a gym, refreshment area and a dedicated design and photography studio which gives their employees a modern and collaborative place of work.
